When buying a property in Austria, there are lots of protective mechanisms that make the purchase process, payment and transaction very secure for you as the buyer:
You can visit the property as often and as intensively as you want. Our specialists will be happy to assist you with help and advice. Feel free to also take your own photos during the viewing! You will receive the property exposé, which contains all the important information, straight away – or at the latest when you view the property.
We will also give you an extract from the land register. This shows who the owner of the property is. In the case of a property that we are selling, it is us, Hydra Real Estate GmbH, or one of our subsidiaries. The land register extract will also show you all the encumbrances and all the rights associated with that property. This could include a right of way over the neighbour’s property, for example.
You will, of course, also receive an overview of the operating costs for the property – or an operating cost forecast in the event of newly built properties – as well as the agreement for entering into the ownership regime for the building. You will also receive the legally required energy performance certificate from us, which outlines the property’s heating requirements. You can safely rely on the energy performance certificate because it is drawn up by an expert.
If you purchase a property from us, a lawyer will be commissioned to draw up the contract. They act as the conveyancer and trustee at the same time. This means that they draw up the purchase contract and is committed to both parties, i.e., us as the seller, and you as the buyer.
The purchase contract is signed by a notary. The notary checks your identity as well as ours on the basis of your ID and (in our case) using the commercial register.
The trustee also opens an escrow account with a local bank. This is a special account into which you or your financing bank pay the purchase price for the property. Only the trustee can dispose of this account, and they are only allowed to pay the purchase price to us if all the requirements have been met for you to be entered in the land register.
You and your money are given maximum protection by the trustee.
As soon as you are registered in the land register, you are the owner of the property. Congratulations!
